
Mock Portfolio
Each semester, IREF goes through a rigorous process of selecting an investment to add to our mock portfolio. The chosen asset each semester reflects current and forward - looking macro trends, current market analysis, and a strong financial report through the IREF underwriting model. Each acquisition group in the fund selects a deal to move forward with, and that deal is then screened internally and objectively analyzed by each member of the fund. Each group pitches their top pick, and a decision is made as to which investment to add to the IREF portfolio.
Acquisition Pitches
Every semester our analysts prepare and present an acquisition pitch to a mock investment committee composed of club members, alumni, and our faculty advisor. They are responsible for analyzing the current commercial real estate market and determining a location and asset type that will perform well in the future. Each report contains an investment recommendation, extensive market research, and a financial model that includes a rent roll, pro forma, and equity waterfall.
